Uma di Bali Properties regularly updates long term rental and sales rates and does arrange villa inspections by direct appointments with Landlords or their representatives. Any information about the villa on advertisement may be changed without prior notice as it based on the latest update and the changes come directly from the Landlords. The photos are not up-to-date photos as seen on the website and the interior are not always as set up. There is always a chance to negotiate about the price before the final agreement between both tenant and the landlord.

Rental Information

Rental Agreements

A rental agreement is a written contract between a landlord and a tenant done by the Agent or notarized. Ask the agent for more details. The draft of contract must be given to both landlord and tenant to read the lease thoroughly before signing and ask questions if they don’t understand any part of it. The agreement records all the key things that a landlord and a tenant have agreed to about the tenancy. The lease outlines are the amount of rent and how it is to be paid, the length and type of tenancy, the amount of bond required, other conditions and rules and any special terms agreed by the parties.

Security Bond

The bond will be returned within 30 working days following key return and exit date, once the landlord is satisfied there is no damage or missing items in the villa and outstanding bills. Should total sum of expenses exceed the security bond, the tenant must add the appropriate amount to be paid. Any loss or breakage to the contents of the villa owned by the landlord as listed in an inventory (held by both parties plus photo inventory) as a result of the tenant’s action, immediate replacement of lost or damaged item on the landlord approval would be necessary.

Payment

Renting a property in Bali is mostly the payment done in advance for the entire period at the start of the rental period. If the tenant would like to negotiate about the payment terms, there’s always a chance to discuss between the tenant and the landlord.

Pets

Most of the landlords don’t allow the tenants to come with pets. If a tenant has pet, please discus about it beforehand.

Rental Purpose

The tenants shall discuss about their rental purpose with the landlord beforehand whether it is for residential or business purpose.

Lease Transfer

Within this lease period, the tenant is permitted to transfer the lease right to another party. The tenant is responsible for finding a new tenant and adjusting to the applicable agreement.

Renovation

During the lease period, if the tenant is allowed to renovate, any changes and additions to be borne entirely by the Second Party.
